1) When is the project scheduled for completion? The project is scheduled for completion in autumn 2027.

2) Will all the villas be completed at the same time? Will I be living there while construction continues next door? Yes, all villas will be completed at the same time.

3) Can I customize the house to my liking? Of course – the interior and fittings can be customized.

4) How much money do I need to prepare at the beginning? The reservation deposit is CZK 300,000 for 30 days. Then a Future Purchase Agreement is signed, with a 10% down payment from the purchase price. The reservation deposit is deducted from this amount. The remaining balance is paid after final building approval.

5) How is financing handled? We arrange the best mortgage loan for our clients through the bank that suits them best.

6) Are there kindergartens, schools, and shops nearby? There is a kindergarten directly in Točná with a capacity of 25 children. We will also create space for another children’s group in the neighboring buildings of the Residence. The nearest primary school and shopping options are in nearby Dolní Břežany (2.5 km).

7) How long does it take to get to the city center (even during rush hour)? It takes about 25 minutes by car to Wenceslas Square outside of peak hours, and usually up to 40 minutes during rush hour. The bus ride to Modřany takes 20 minutes, and to Kačerov Metro Station about 30 minutes. The opening of Metro Line D (planned by 2030) will reduce the commute to the metro to around 10 minutes.

8) What are the estimated monthly costs of the house? Thanks to the installed photovoltaics, energy costs are significantly reduced.

9) Is it possible to rent out the house? Absolutely. Thanks to its proximity to the British International School, the house has good rental potential.

10) Is the location safe? It is a semi-gated community. Each house will have its own security system, and if there is interest, broader security measures can be arranged.

11) Is there public transport in the area? Yes, the bus stop is 350 meters away.

12) How far is it to nature? Just 100 meters.

13) Will there be EV chargers in the area? Each villa will have its own EV charger. Public chargers are not planned at this stage.

14) Where is Rezidence Točná located? It is situated on the site of a former brickyard, right at the entrance to Točná coming from Modřany.

15) What is the current status of the construction? Construction has begun. Demolition and excavation work is currently underway.

16) What is the energy rating of the villas? All villas have an A-rated energy certificate.

17) Does the villa include a plot of land? Yes, each villa comes with its own plot. The roads and common infrastructure will be handed over to the Prague 12 City District after the construction is completed.
